What to Look for During a Home Showing

Homebuyers touring a house and evaluating its features

It's easy to get distracted during a home showing.

Maybe the kitchen is gorgeous. The backyard is exactly what you've been looking for. The living room feels like something out of a magazine.

And before you know it, you're mentally arranging furniture and picturing yourself living there.

That's completely normal.

But while you're imagining life in the home, it's important to pay attention to a few practical things too.

A home showing isn't just about deciding whether you like the house. It's your chance to learn as much as possible before moving forward.

Pay attention to the home's overall condition

You don't need to be a home inspector, but it's worth looking beyond the decor.

As you walk through the home, notice things like:

  • cracks in walls or ceilings
  • water stains
  • uneven flooring
  • doors that stick
  • signs of deferred maintenance

One issue doesn't automatically mean there's a problem, but several small issues together can tell a bigger story about how the home has been maintained.

Look past the staging

Sellers often do a great job preparing a home for showings.

That's the goal.

But try to focus on the house itself rather than the furniture and decorations.

Ask yourself:

  • Does the layout work for my lifestyle?
  • Is there enough storage?
  • Are the rooms the size I expected?
  • Can I realistically see myself living here?

A beautifully staged room can sometimes feel much larger than it actually is.

Don't forget the windows

Windows can tell you a lot.

Notice:

  • natural light throughout the home
  • condition of window frames
  • signs of moisture between panes
  • views from inside the house

Natural light is one of the things buyers appreciate most, and it's difficult to change after moving in.

Check the neighborhood too

A showing isn't just about the house.

Take a few minutes to look around the surrounding area.

Notice:

  • traffic levels
  • noise
  • nearby homes
  • parking availability
  • general upkeep of the neighborhood

A house can be changed. A location cannot.

That's why it's worth paying attention to what's happening outside the property lines.

Open closets and storage spaces

Don't be shy.

Closets, pantries, laundry rooms, and garages all matter.

Storage is one of those things buyers often overlook until after they move in.

It's better to understand what you're working with before making an offer.

Think about the little details

Sometimes it's the small things that impact daily life the most.

Ask yourself:

  • Is there enough counter space?
  • Are outlets where I need them?
  • Does the floor plan flow well?
  • Is there enough room for guests, pets, or hobbies?

These details may not be exciting, but they can make a big difference once you're living in the home.

Visit more than once if possible

A home can feel different depending on the time of day.

Traffic patterns change.

Lighting changes.

Noise levels change.

If you're seriously considering a property, a second visit can help you notice things you may have missed the first time around.

Trust your instincts, but verify them...

If something feels off, it's okay to ask questions.

And if something feels perfect, that's great too.

Just remember that a home showing is only one piece of the puzzle.

That's why inspections, disclosures, and professional guidance are still important parts of the buying process.

The bottom line...

A home showing is about more than deciding whether a house looks nice.

It's your opportunity to understand how the home functions, how it's been maintained, and whether it fits your everyday life.

Take your time.

Ask questions.

Look beyond the finishes.

The more you notice during a showing, the more confident you'll feel when it's time to decide whether to move forward.
